What is a Construction Certificate?
A Construction Certificate (CC) is the approval required before building work can commence on development that has already received development consent.
The Construction Certificate confirms that the detailed construction plans and specifications are consistent with the approved Development Application and satisfy the applicable building requirements, including relevant NCC and BCA provisions and conditions of consent.
A Construction Certificate may be issued by a suitably registered certifier or by the relevant local council, subject to the project satisfying the applicable requirements.

Both approvals relate to building work, but they form part of different approval pathways. The key difference is whether the project has already received Development Application approval or is being assessed as complying development.
Construction Certificate (CC)
A Construction Certificate is generally required after Development Consent has been granted for a project through the Development Application process.
The CC assesses the detailed construction documentation against the approved development consent, applicable conditions and relevant building requirements before construction starts.
Complying Development Certificate (CDC)
A CDC combines planning and construction approval into a single pathway for eligible development that satisfies the applicable complying development standards.
A separate Construction Certificate is generally not required for work that has already been approved under a CDC.

Before building work commences, the required certification arrangements must be in place. Where Metropolitan Building Approvals is appointed as the Principal Certifier, our team can manage required inspections and certification during construction through to the Occupation Certificate stage.
